With the view that the demand for shelter never dies under any circumstance, Bajra Shangrila Residency Pvt Ltd (BSRPL) has launched its mock up unit of The Residency apartments at Sanepa, Thado Dhunga on Friday. The Residency includes altogether 150 apartments along with four penthouses with the tagline `Luxury at your price'.
Spread over six ropannis of land, the apartment building is built on 30 per cent of the total area. The 14 storied building consists of 12 apartments in each plinth. Customers have the option to choose desired size of apartments from single, two, three and four bedrooms apartments.
Prakash Bajracharya, director of BSRPL, claims that they have already got bookings for 80 units including the four penthouses. Reportedly, the structure construction is already completed and interested customers can book apartments by paying Rs 300,000. Bajracharya says, “We are providing affordable apartments in a prime location.

The price of a single bedroom apartment is fixed at Rs 3.49 million that spreads over 484 sq ft area. Whereas the two bedroom apartment costs Rs 4.39 million with 675 sq ft of area. On the other hand, three and four bedroom apartments are priced at Rs 8.49 million and Rs 9.999 million respectively and are of 1,177 sq ft and 1,365 sq ft in size. “We are flexible about the design of the three and four bedrooms apartments. With necessity, owners of the apartments can partition the space and make it single or two bedroom apartments for renting purpose,“ informs Bajracharya.
For the convenience of the customers, the company has collaborated with Nepal Invest ment Bank Ltd and Civil Bank Ltd for financing purpose. “The price of the apartments low when compared to the market, hence we are not offering any discounts. On the home loan, the bank is offering two to three per cent lower interest rate as compared to the market,“ he says. Meanwhile on full pay ment, the company provides eight to 10 per cent discount. The company states that “ the project has acquired all necessary certificates from Nepal gover nment such as the i environment t impact assess s ment and s construction permits. Ac t cording to the builders, it has also provided t safety measures such as earthquake i resistant technology and firefighting f systems in the l case of any f mishap. “While the entire real estate sector is almost at a standstill, we are launching our mock up units and it is the biggest challenge for us. I am confident that customers will like our products and this will definitely help boost confi dence in the whole sector,“ he says.
Appreciating the steps taken by the government to buy developers' apartments and housing projects, he says, “Customers should not doubt the quality of apartments as developers build according to by-laws and the government's purchasing decision is the best example to prove them very safe.“ Moreover, he states that the trend of living in vertical towers among Nepalis is on the rise.
The target customer group is middle and upper middle class people, non resident Nepalis (NRNs) and professionals.
The apartments are furnished with porcelain tiles, laminated floors and wellfurnished bathrooms with shower enclo sure and fixtures from Kohler. According to Bajracharya, the project is built as per vastu per spectives and the handover is planned for March 2014.
The community will enjoy open spaces, security systems, ample parking space, swim ming pool, gym, emergency power backup systems, facili ties of internet, cable television, telephone, hot and cold water supply and elevators.
