As the real estate sector is gradually reviving with some positive developments, CE Construction has recently come up with five new residential projects in the valley. Hepali Heights at Hepali, Kirti Colony at Chovar, Kailash Housing at Thecho, Mangal Colony at Bhaisepati, and Araniko Awas at Sitapaila are the latest residential ventures from the company. These projects incorporate a wide range from affordable houses to high-end apartments.
Kailash Housing one of their biggest projects is spread over 120 ropanis of land. The company plans to categorise the project into four different types — affordable, high-end, luxury, and high-end apartment. “We will introduce around 70 affordable standalone houses in the first phase,” informed Bijay Raj-bhandari, chairperson of CE Contruction, adding that the price of houses will begin from around Rs 6.5 million.
Likewise, Hepali Heights, situated 1.5 km from Basundhara chowk, has 44 high-end individual houses in 23 ropanis of land. Each house will have an area of four to six annas.
Kirti Colony is divided into two phases — affordable and high-end individual houses spread over 80 ropanis of land. In the first phase, the company has opened booking for 40 to 50 units of affordable houses that range from Rs seven million.
Mangal Colony is an extension of Vinayak Colony at Bhaisepati, which covers an area of about 25 ropanis. The cluster housing project will not have community facility. The tentative price of the houses are at Rs 4,000 per square feet.
Araniko Awas is yet another project, which incorporates 22 luxurious standalone houses spread over 14.5 ropanis. The project offers a range of plots — six annas to one ropani and four annas as per customers’ requirement. “Targeted at high-end customers, we have a wide range of custom designs to meet our customers’ need and demand,” added Rajbhandari.
Being optimistic about the newly launched projects, he said, “The government and banks are flexible with home loans which have helped to boost the confidence of buyers.” Stating that anyone with regular income can purchase such products, he said, “We encourage people with regular incomes and for their assistance we have tied-up with several banks for soft loans.” According to him, 80 per cent of customers are first time buyers. Stating that they have already open bookings for the projects, he said, “For Hepali Heights, we have already confirmed 10 units, 15 units have been booked for Mangal Colony and only a few units are left at Araniko Awas.”
“We provide quality products, an affordable price range and assurance of timely handover with fine design. These are our unique selling propositions,” he said adding that goodwill and word of mouth are two major factors for the sale of the houses. Except for the cluster housing, the projects offer highly dependable infrastructure such as round the clock treated water supply, security patrolling and generator back-up for communal areas along with modern amenities such as swimming pool, community hall, gym, et cetera.
According to him, they plan to complete their launched projects within 18 to 24 months. As per the company rule, customershave to pay Rs one million for booking and 20 to 30 per cent as down payment. “Quality products are always in need and real estatedevelopers should win the confidence of customers and facilitate them,” he added.
